Signing a lease and moving in
The deposit Before signing a lease, a deposit must be paid. The paid deposit is a preliminary lease whose period of notice is one calendar month. After the termination of the lease contract the lessor can deduct, without hearing the tenant, the costs of cleaning the flat or repairing any damages caused by the tenant.
The lease The new tenant will sign a lease at our office. The contract is a fixed-period one, with the estimated conclusion of the tenant’s studies put down as the termination date. The lease can be extended later if the tenant’s studies take longer than estimated. For a family flat, both partners must sign the lease. An underage tenant’s lease must be co-signed by a parent or guardian.
By signing a lease, the new tenant also agrees to comply with the Law on Leases, the terms of the lease, and other company regulations pertaining to tenancy. It is a good idea, then, to read them through carefully once more before signing. The lease is made for a specific flat or room only, and only the person named in the contract is entitled to occupy it.

The keys When the deposit has been paid and the lease signed, the tenant gets her/his personal set of keys. The keys fit the front door, the doors of the flat, the tenant’s own room, the storage closet, and the common facilities. The tenant must look after the keys well. If s/he loses a key, s/he will be charged for the cost of changing the locks. Lost keys must be reported to the office immediately.
Moving in Tenancy usually begins on the first day of the month, and you cannot move in before that. If the first day of tenancy is a Saturday, a Sunday or a holiday, then the moving day is the next working day. The keys of the flat will be given to the tenant at our office during office hours.
The Moving in form With the lease, the tenant gets a moving in form. S/he is to make a note on the card of any defects and shortages found in the flat when moving in. This procedure facilitates the monitoring of the condition of the flat and will also safeguard the tenant when s/he moves out. The moving in form is to be returned to our office within seven days from the beginning of tenancy. The tenant gets a signed copy of the form. If the tenant finds any deficiencies in the condition of the flat, s/he must contact our office immediately. After the tenant has moved out, we will inspect the flat and compare its condition with the information filled in to the moving in form by the tenant. Any damage that is not to be regarded as natural wear and tear will be charged to the tenant or withheld from the deposit.
The notice of removal Upon moving out, the tenant must always give a notice of removal, required by the Population Register Law, to the Registry Office (Fi. ’maistraatti’) of Joensuu and, if necessary, a notice of change of address to the Post Office. Both notices can be given by telephone (Tel. +358 203 456 456), on the internet at www.muuttoilmoitus.fi or on a form to be returned to either the Post Office or the Registry Office.
