Cost liability for repairs
From the liability distribution table you can see how the liability for repairs and costs is divided between the lessor and the tenant. The lessor is liable for the repairs required in the building and the flat because of normal wear and tear. The tenant is liable for the repairs and alterations in the flat that are not due to normal wear and tear but have been caused or are needed by the tenant him/herself. Such repair costs are charged to the tenant by Elli. You can order repair work that is your liability from Elli maintenance, but the costs of such work will be charged to you.
It is your duty as a tenant to take good care of the condition of your flat and to immediately report the faults and deficiencies you notice.
